The Fulbright Tower is a 52-story skyscraper originally known as 3 Houston Center. A part of the Houston Center complex, the tower has 1,247,061 square feet of rentable Class A office space. The structure is composed of concrete-encased steel columns, with the concrete providing rigidity and fire protection. Chevron Texaco owned the building at one point. Although the building is owned by Chevron, they vacated 400,000 square feet to consolidate to Heritage Plaza after the merger of two giants created ChevronTexaco in October 2001. As of 2005, Crescent owns the tower in a joint venture with the affiliates of GE Asset Management and JP Morgan Asset Management. Fulbright & Jaworski currently has its headquarters in the Fulbright Tower. The building was built in 1982. The tower property was developed in 1985. Fulbright & Jaworski became a tenant during that year. The original name of the structure was the Gulf Tower. This building is often overlooked in the city's skyline. This is partially because of its location, near the fringes of the business core, and because of the number of taller buildings shadowing it. The Fulbright Tower should get more attention as the area around it is redeveloped with a new baseball stadium, a new basketball and ice hockey arena, new hotel, and the assorted shops, restaurants and condominiums planned for the area. As it is now, the horizontal stripes cause some to confuse it with the First City Tower or the Lyric Centre. This 52-story tower is one of a growing number of downtown buildings that are shifting from the underground tunnel system to the raised sky bridge method of linking to its neighbors.
